1. Acceptance of Terms

By using Dominican Republic HomeHub (a subsidiary of Caribbean Home Hub), you agree to these Terms of Service and our Privacy Policy. If you do not agree, you may not access or use our services.

2. Eligibility

You must be at least 18 years of age to use this site. By using the platform, you affirm that you are of legal age and are capable of entering into this agreement.

3. Use of Services

You agree to use this site only for lawful purposes. You must not misuse or attempt to disrupt our platform. We reserve the right to suspend or terminate your access if we believe you are violating any terms.

3A. Automated Access

You may not use any robot, crawler, scraper or other automated means to collect, copy, republish, frame or hotlink listings, photos, agent details or other content from our websites or apps in order to build or fill another website, app, database or listing service. This applies to everyone who accesses our services, whether or not they have an account. Search and AI engines may index and cite our public pages in line with our robots.txt file. We may block or limit access at any time, and we may take legal action. Automated access is not authorized for any person or tool that we have identified and notified, or blocked.

4. User Accounts

You are responsible for safeguarding your account credentials. We are not liable for any loss or damage resulting from unauthorized access to your account.

5. Listing & Content Policy

You may post property listings or development information in accordance with our rules. Listings must be accurate and not misleading. We reserve the right to remove any content at our discretion.

5A. Your Content and Our License

You keep ownership of the photos, descriptions and other content you upload ("Your Content"). When you upload it, you give Caribbean Home Hub LLC and its HomeHub websites and apps a non-exclusive, worldwide, royalty-free license to host, display, copy, resize, watermark, translate, distribute and promote Your Content in connection with our services. This includes our search, apps, social media and advertising for your listing. You confirm that you own Your Content or have the right to give this license, including for any photos taken by someone else. You also authorize us, at our choice and cost, to act for you to stop other people copying, republishing or hotlinking Your Content from our services, including by sending takedown notices. We are not required to do so. This license ends when you delete Your Content, except for backup copies and copies already cached or shared in the ordinary course for a reasonable period. Section 7 applies to our own content and does not change your ownership of Your Content.

5B. Reels, Videos and Enhanced Photos

Reels, videos and enhanced photos that our tools create from Your Content are a feature of our services, and free features are offered as a courtesy. You may use them to promote your own listings, including on social media. You may not resell them, use them for properties that are not yours, or use them on a competing listing service. Enhanced photos must still show the property accurately, and you are responsible for that. We may mark generated content as created or enhanced by our tools. We may change, limit or stop these tools, and set limits or fees for them, at any time.

6. Payments

All payments for premium listings, featured placements, or other paid services are non-refundable unless otherwise stated. Secure third-party providers may process transactions.

7. Intellectual Property

All content on this platform, including text, branding, and logos, is the intellectual property of Caribbean Home Hub and its subsidiaries. You may not reuse or redistribute this content without permission.

8. Disclaimers

We make no guarantees regarding property accuracy, agent performance, or user conduct. You use this platform at your own risk. Listings and other data are provided "as is" without warranties of any kind.

9. Private Listings and User Due Diligence

Platform Role

The Platform operates as a listing service connecting property sellers, landlords, and prospective buyers/renters. The Platform is NOT a party to any transaction between users and does NOT act as an agent, broker, intermediary, or fiduciary in property transactions.

Verification of Listings

Agent Listings: Properties listed by licensed real estate agents may be subject to professional standards and licensing requirements in their respective jurisdictions. However, the Platform does not independently verify agent credentials, licensing status, or listing accuracy.

For Sale By Owner (FSBO) Listings: Properties listed directly by owners ("For Sale By Owner" or "FSBO") are NOT verified by the Platform. The Platform does not:

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, the Platform, Caribbean Home Hub LLC, Portal Home Hub, all subsidiary companies, and their respective officers, directors, employees, agents, partners, and affiliates shall NOT be liable for:

Reporting Suspicious Activity

If you encounter a suspicious listing or believe you have been targeted by fraud, please report it immediately to info@portalhomehub.com (or the contact email for your local Platform site). The Platform reserves the right to remove any listing and suspend any user account at its sole discretion, without notice or liability.

Jurisdiction-Specific Requirements

Some jurisdictions may have additional consumer protection laws or regulations that apply to real estate transactions. Users are responsible for understanding and complying with the laws of their jurisdiction. Nothing in these Terms is intended to limit any rights you may have under applicable consumer protection laws that cannot be waived by agreement.

10. Owner Information Provided By Property Professionals

Agent-Uploaded Properties

Property Professionals may upload property listings on behalf of property owners with the owner's authorization. When a Property Professional uploads a listing, they may provide owner contact information (including name, email address, and/or phone number) solely for the purpose of facilitating direct communication between interested parties and the property owner.

The Platform does not verify owner contact information provided by Property Professionals. We are not responsible for:

Removal Requests

Property owners who discover their property has been listed without authorization, or who wish to have their contact information removed, may contact us at info@portalhomehub.com. We will investigate and take appropriate action, which may include removing the listing and suspending the responsible Property Professional's account.

11. Limitation of Liability

Under no circumstances shall the owners, founders, team members, or affiliates of Caribbean Home Hub be liable for indirect, incidental, or consequential damages resulting from your use of this platform.

12. Governing Law

These terms are governed by the laws of the United States. If you access the service from other countries, you are responsible for compliance with local laws.

13. EU GDPR Compliance

14. Updates

We may update these Terms of Service from time to time. Continued use after updates means you accept the revised terms.

We may refuse, suspend or end service or access, remove content, or limit features for any lawful reason. This includes misuse, breaking these Terms or our Acceptable Use Policy, harm to other users or to us, abuse of tools that cost us money, and automated access as described above. Despite any no-refund term in our Service Agreement, if we end a paid service and you did not break these rules, we will refund the unused prepaid part. We may update these Terms, and we may ask you to accept the new version to keep posting. Rights not given to you here are reserved by us. Where the law gives you the right to a statement of reasons or an appeal, we will follow it.
